What do we do for you as your Managing Agent?

ASI Property aids sectional title complexes with all the statutory requirements as set up in the Sectional Title Schemes Management Act. This ensures that the management of the entire property and all tasks pertaining to the maintenance is managed in a professional and timely manner.

Maintenance

We facilitate the distribution of proper notices, communications and obligatory and even adhoc circulars to owners

We provide assistance to any owner with regard to queries related to levy statements and any finance matters related to the complex

We oversee the appointing of professional, reputable contractors

We facilitate the management of the complex through the distribution of proper notices to owners and tenants along with their monthly statements

We facilitate accurate meter readings and billings

We also handle common property insurance claims and aid owners with insurance claims relating to their section in sectional title developments

Legal

We advise Trustees on any legislative and procedural matters related to the running of the complex

We ensure that the complex complies with the Sectional Titles Act in respect of the update and retention of minute books, attendance registers and all other permanent records of the complex

We interact with Government and/or Industry Bodies/Regulators regarding all necessary licenses and consents required by the complex

Finance

We manage the funds, payment of service providers and facilitate the collection of outstanding debt

We maintain accounting records, ensuring that all statutory requirements are met, and the monthly billing of levies is accurate

We handle common property insurance claims with the appointed broker on behalf of the complex

We track the outstanding levies and other monies owed by owners to the Complex and take instruction to interaction with the complex’s designated attorneys if necessary

We pay all service providers, municipal accounts, taxes and any other expenses of the complex from the levies collected

We construct and present the monthly financial report to the financial Trustee / Director

We manage monthly statutory payments to with regards to UIF and PAYE

Annually, we assist in the preparation of the annual budget for the complex, and interact with the auditors to finalise the annual audited financial statements

We arrange for timeous annual submission and payment to SARS

Meetings

We host and assist with all Trustee meetings and AGM (Annual General Meetings)
